"No contract" means month-to-month monitoring you can cancel and equipment you own outright, but it does not mean no recurring costs, so compare the real monthly floor for the features you actually want. Full-service monitoring without a term points to SimpliSafe; the cheapest real monitoring to Wyze, or eufy for local storage; self-monitoring forever to eufy or Abode; an existing Ring or Alexa household to Ring Alarm, once you've reviewed its privacy settings. Verify current pricing, because this category discounts constantly. We have one affiliate relationship, with Vivint. Vivint is not one of the six systems compared on this page, and where it does appear further down, in the comparison of what a term contract commits you to, it is a plain link rather than an affiliate one. How we evaluated (and what we didn't do): we have not hands-on tested these systems. This comparison is built from provider documentation, published terms, and independent reporting, all accessed July 2, 2026. We compared six criteria: true recurring-cost floor, what the free tier actually includes, expansion costs, contract/cancellation terms, published privacy record, and known limitations. Every price below carries the date we last read it at the vendor's own source, and we re-check the vendors on this page on a rolling schedule; where a figure has a September 2026 date it is the newest read, and anything still dated July 2026 has not been re-observed since. "No contract" here means: month-to-month monitoring you can cancel without penalty, and equipment you own outright with no financing requirement. All six below qualify. Note that "no contract" does not mean "no recurring costs" - the honest comparison is the monthly floor for the feature set you actually want, which is why each entry lists recurring costs explicitly.

SimpliSafe - the full-service option without the contract
SimpliSafe is the closest thing to traditional professional monitoring on month-to-month terms. Read on SimpliSafe's own plan page on August 26, 2026, every residential plan is published as a daily rate and no monthly price appears anywhere on it: Standard 76¢/day, Core $1.10/day (Core adds camera verification and full app control), Pro and Pro Plus $1.66 to $2.66/day, and Self Monitoring with camera recordings 33¢/day. Converted at 365 days ÷ 12, those work out to roughly $23.12, $33.46, $50.49 to $80.91 and $10.04 a month. Treat the monthly figures as our arithmetic rather than as SimpliSafe's numbers, because SimpliSafe does not publish them. Packages listed around $250–$730.
- Best for: people who want serious, verification-capable monitoring - including for a parent's home or frequent travel - without signing a term contract.
- Avoid if: you plan to self-monitor. Without a paid plan the system works as a local alarm, but SimpliSafe gates more app functionality behind subscriptions than Ring, Abode, or eufy.
- Limitations: closed ecosystem (no meaningful third-party sensor support); smart-home integration is thin; per-sensor expansion costs more than budget brands.
- Recurring costs: 76¢ to $1.10 a day as published, which is roughly $23.12–$33.46/month converted; 33¢ a day, roughly $10.04/month, if you only want camera recordings with self-monitoring. Over five years the Standard and Core plans come to about $1,387 and $2,008 on top of hardware.
- Privacy notes: no major publicized breach that we found in current reporting. Camera-verification and Active Guard plans give monitoring agents event-triggered access to camera feeds - read what you're consenting to before enabling.
Ring Alarm - the ecosystem play
Ring pairs the cheapest well-known hardware with Amazon-scale ecosystem depth. The 8-piece kit listed around $250–$305 as of July 2026; professional monitoring requires the top-tier plan at $19.99/month. Ring renamed its subscription tiers again during 2026, so plan names you see quoted elsewhere are often out of date. Read from ring.com/plans on August 3, 2026, the current lineup is Ring Solo at $4.99/month covering one device, Ring Multi at $9.99/month covering every device at one location, Ring Pro at $19.99/month, which is the only tier that includes 24/7 professional monitoring, and Virtual Security Guard at $99/month, which adds live video monitoring by agents. Annual billing is offered on the first three ($49.99, $99.99 and $199.99 a year). Two add-ons matter for cost comparisons: 24/7 continuous recording is $3/month per camera on top of any plan, and smoke and CO monitoring is $5/month unless you are on Pro. All of these were re-read at ring.com/plans on September 19, 2026 and are unchanged.
- Best for: households already using Ring doorbells/cameras or Alexa, and self-monitorers who want a solid free tier (alerts and live view work without a plan).
- Avoid if: privacy record is a deciding factor for you, or you want monitoring under $15/month.
- Limitations: video recording, cellular backup, and pro monitoring all sit behind subscription tiers; the useful feature set without a plan is narrower than the hardware suggests. - Recurring costs: $0 self-monitored without recordings; ~$4.99–$9.99/month for camera recording tiers; ~$19.99–$20/month for professional monitoring.
- Privacy notes: the weakest published record here. In 2023 Ring settled FTC allegations that employees and contractors improperly accessed customer videos and that hackers took over accounts, paying $5.8 million in refunds. Its police footage-sharing mechanisms have changed direction more than once since. None of this means current products are insecure - Ring has since added mandatory 2FA and end-to-end encryption options - but review settings deliberately.
Abode - the smart-home pick
Abode is the only system here with first-class Apple HomeKit support plus Z-Wave and Zigbee radios, meaning it can absorb third-party sensors rather than locking you to house-brand hardware. Free self-monitoring is genuinely usable (app access, live view, notifications). Re-read on Abode's own plan page on September 19, 2026 and unchanged since our September 15 reading: Standard is $8.49/month or $79.99/year and Pro is $26.99/month or $245.99/year, with camera-only clip recording at $3.99/month per camera and 24/7 recording with a 10-day history at $9.99/month. The distinction that matters is not the price gap but what each tier does when the alarm sounds: on Standard, Abode's own chart says the alarm is forwarded to the monitoring center only on user action, while Pro forwards it automatically. If you are buying monitoring so that someone responds when you cannot, Pro at $26.99 is Abode's real entry price, not $8.49.
- Best for: smart-home users (especially Apple homes) and self-monitorers who want room to grow.
- Avoid if: you want the cheapest pro monitoring (Wyze/eufy undercut it substantially) or maximum corporate stability - Abode is much smaller than Amazon or SimpliSafe.
- Limitations: hardware catalog is smaller; some advanced automation features sit behind paid plans; camera lineup is thinner than Ring's.
- Recurring costs: $0 workable for self-monitoring without cloud extras; $8.49/month or $79.99/year for Standard; $26.99/month or $245.99/year for Pro, the tier that dispatches without you. Over five years Pro comes to about $1,619 monthly, or $1,230 billed annually, on top of hardware.
- Privacy notes: no major publicized breach that we found in current reporting. Standard cloud-video caveats apply.
Cove - the simple panel, if you'll pay monthly
Cove sells a touchscreen-panel system that behaves like a traditional alarm without the contract: month-to-month monitoring published only as daily rates of $0.77 (Basic), $1.10 (Cove +) and $1.43 (Premium), read from Cove's own plan page on August 28, 2026. Cove states no monthly price anywhere on that page; converted at 365 days divided by 12 the daily rates come to about $23.42, $33.46 and $43.50 a month, and that conversion is ours rather than Cove's figure. Equipment for a typical home ran $315–$500 at list, but Cove runs near-permanent deep sales (70% off equipment was advertised in mid-2026) - never pay list. It also offers Affirm financing; taking it converts your "no contract" system into a payment obligation, so treat financing as optional and skippable.
- Best for: people who want a monitored, keypad-first system (including less technical households) with no term commitment.
- Avoid if: you might ever want to self-monitor - Cove is built around its monitoring service, with no free self-monitoring tier.
- Limitations: closed ecosystem; smart-home integration only on the upper plan; equipment resale/reuse value outside Cove service is effectively nil.
- Recurring costs: roughly $23.42–$43.50/month, permanently - over five years that is about $1,405–$2,610 on top of hardware. Cove quotes only daily rates on its own plan page ($0.77, $1.10 and $1.43 a day, checked 2026-08-28), so both the monthly and the five-year figures here are our conversion at 365 ÷ 12, not numbers Cove publishes. A daily rate is the one you see first and the hardest one to add up.

Wyze - the price floor
Wyze makes the cheapest credible security setup available: a core kit (hub, keypad, sensors) around $112, sensors that cost less than anyone else's, and professional monitoring via Noonlight at about $9.99/month or $99.99/year as of July 2026 - verify current pricing.
- Best for: tight budgets, renters, first systems, and anyone whose alternative is "no system at all."
- Avoid if: camera privacy is central to your decision, or you want polished hardware and support - user reports on reliability and support are mixed across review platforms.
- Limitations: monitoring is the basic Noonlight service without the verification depth of SimpliSafe/ADT centers; ecosystem is Wyze-only for security devices; company support resources are thinner.
- Recurring costs: ~$9.99/month for pro monitoring; camera cloud plans separate if wanted.
- Privacy notes: in February 2024 a Wyze incident let roughly 13,000 users briefly see thumbnails or event video from other users' cameras - the second such incident reported at the company. Wyze attributed it to a caching library and added safeguards. If you buy Wyze, the rational posture is: excellent value on sensors and alarms; think harder about where you point the cameras.
eufy - the local-storage option
eufy (Anker) built its pitch on local storage and no mandatory fees: recordings live on a HomeBase in your house, AI person/package detection runs without subscription, and self-monitoring is free. Professional monitoring became available as an optional month-to-month add-on around $9.99/month (via Noonlight/partner centers) as of July 2026 - verify current pricing and availability for your specific devices, as this offering is newer than the others here.
- Best for: privacy-first and subscription-averse buyers who want cameras plus alarm functions with recordings kept in-house.
- Avoid if: professional monitoring depth is your priority - eufy's monitoring offering is the newest and least proven in this list - or if the 2022 controversy (below) ends the conversation for you.
- Limitations: security-system (vs camera) hardware lineup is narrower; HomeBase storage means a stolen base can mean stolen footage unless configured carefully; integrations are moderate.
- Recurring costs: $0 is realistic long-term; ~$9.99/month only if you add professional monitoring.
- Privacy notes: in late 2022 researchers showed some eufy camera thumbnails reached Anker's cloud despite local-only marketing, and streams could be accessed outside the app; Anker initially denied, later acknowledged the issues and moved to end-to-end encryption with an outside audit commitment. The current architecture is stronger than the old marketing was honest. Weigh that history yourself.
How to actually pick from these six
- Want real monitoring, money no object → SimpliSafe. Cheapest real monitoring → Wyze (or eufy if local storage appeals).
- Self-monitoring forever → eufy or Abode. Their free tiers are designed to be lived on; Ring's and SimpliSafe's are designed to upsell. Decide which camp you're in with our monitoring guide, and see which systems truly run at $0 in our no-monthly-fee guide.
- Already own Ring/Alexa gear → Ring Alarm, eyes open on privacy settings.
- Buying for a parent → Cove or SimpliSafe - panel/keypad-first designs with monitoring that doesn't depend on anyone's phone.
- Renting → any of these, installed the deposit-safe way. What a contract actually says, at the companies that require one
"No contract" only means something if you know what the alternative commits you to. The three large professionally installed companies publish their terms, and the numbers in them are specific rather than vague. Everything in this section is quoted from each company's own terms page, with the date we read it. None of the six systems above appears here, and none of the three companies below is an affiliate partner on this page.

What 75% and 80% work out to in dollars
A percentage of "the remainder of the term" is the part buyers underestimate, because the fee is largest exactly when people most often want out, which is in the first year. The table below applies each company's own published formula to its own published regular monthly rate. These totals are our arithmetic, not figures either company quotes. Your signed agreement governs, taxes and fees are excluded, and a promotional rate you signed at will change the result.

Read the left-hand column as the decision you are actually making at signing. Six months into a 36-month ADT agreement at the published rate, walking away costs more than a complete SimpliSafe or Cove system bought outright at list price. That is the trade the six systems on this page remove, and it is worth more than the monthly difference between them.
What the six systems here commit you to instead
- SimpliSafe: monitoring is month-to-month, and a 60-day return window is stated on its own shop page (read 2026-09-17).
- Cove: month-to-month monitoring with a 60-day trial (read 2026-09-18). Cove's Affirm financing is the one thing here that can turn a no-contract purchase into a payment obligation, so treat it as optional.
- Ring, Abode, Wyze and eufy: plans are billed monthly or annually and can be cancelled. None of the four publishes a term agreement for its monitoring service. Ring's plan page (read 2026-09-19) states only that plans auto-renew until cancelled, which is a billing term rather than a commitment period.
Two cautions before you rely on any of the above. Your own signed agreement governs, and terms vary by state and by the specific offer you accepted, so the document to read is yours rather than the marketing page. And a term ending is not automatically the same as being free: some agreements renew for a further fixed period rather than dropping to month-to-month, so find the renewal clause before your end date, not after it.
